Data & Analytics Wednesday - Analytics in Publishing

**Seven Portals, No North Star: Running Analytics for a Newsroom That Has to Pay the Rent** Every morning I open seven affiliate portals, Google Analytics, our beehiiv dashboard, and whatever social media is saying about us today. Then I try to answer one question: what do we do now? In other words: how do I drive more revenue, while preserving the integrity of the brand? At [Daily Drop](https://www.dailydrop.com), a daily travel rewards newsletter, the content team runs on newsroom time while the business runs on revenue time. Those two clocks are often in conflict. There’s no single KPI to hide behind; we have to grow the list and turn readers into revenue without becoming the newsletter nobody opens anymore. Many days those goals fight each other. This session is an view into the analytic strategy behind a newsletter-first business. I’ll cover which numbers I check first, which ones lie to me, how to tell a good new subscriber from a hollow one, and why depending on other people’s affiliate programs feels a lot like sharecropping. I’ll also share how to turn findings into direction I can give a team of writers and content creators. You’ll leave with a practical way to decide what matters when everything does. **About Our Speakers** [April Wilson](https://www.linkedin.com/in/aprilwilson/) is Director of Content and Conversion at Daily Drop, where she leads the team behind a daily travel rewards newsletter and spends an unreasonable part of every morning inside affiliate portals. She has 24 years of executive leadership experience across analytics, content strategy, and healthcare revenue cycle software. She is the author of seven books on healthcare revenue cycle management and the consumer guide Your Hospital Bill Survival Guide, and she writes the only weekly RCM 2030 newsletter on LinkedIn. April holds a master’s in sociology and has taught at Otterbein University, Southern Methodist University, and Stanford. Long before any of that, she was the first official band photographer for the Dave Matthews Band, back when they were the crappy local act. She is also totally Tim’s cousin, no matter what he tells you. **Thanks to our 2026 sponsors:** [Clarivoy](https://www.clarivoy.com/), [What Box Consulting Group](https://www.whatboxconsultinggroup.com/), [Conductrics](https://www.conductrics.com/), and [Piwik PRO](https://piwik.pro/) More info at [cbusdaw.com](https://cbusdaw.com/)

Confidence Lab: When Being Yourself Changes Everything

Confidence Lab: When Being Yourself Changes Everything

Thu, Nov 5, 10:30 PM
From Greater Columbus Business Skills Meetup
4.8

**What becomes possible when you stop editing yourself to fit what you think other people want?** Being more fully yourself can change how you lead, how you connect, the opportunities you recognize, and the relationships you build. It can create deeper connection, greater freedom, more meaningful work, and a stronger sense of confidence in how you move through the world. But being authentic isn’t always comfortable. Showing up honestly can create tension, challenge expectations, change relationships, and require you to navigate conflict or uncertainty. And when you’re willing to keep showing up as yourself, even when it’s hard, it takes more than courage. It takes ways to rest, recover, and reconnect with what keeps you going. In this Confidence Lab conversation, we’ll explore what being your authentic self, confidently and publicly as well as in your relationships, has made possible; how you’ve navigated the tension and conflict that can come with it; and what helps you sustain that way of showing up over time. Come ready to share, listen, and consider what might change when you give yourself permission to be more fully you. **Featuring** **Annette Santiago Reyes** Annette has a rare talent: she makes the way you communicate feel like a discovery, not a critique. A connection catalyst and culture strategist, she helps people understand why they show up the way they do, and how to bridge the gap between intention and impact. Whether you're navigating change, life’s challenges, or simply trying to better understand yourself and others. Annette gives you the language and the lens to get there. **Lachandra Baker** Founder of LBB Edutainment and the kind of person who makes you realize you’ve been confusing confidence with performance your whole life. Lachandra blends psychology, research, and radical humanity to help individuals and teams stop code-switching their way through the day and start showing up as someone they actually recognize. Expect to be challenged, affirmed, and genuinely seen - sometimes all in the same breath. **What is Confidence Lab?** Confidence Lab is a community experience for bold, thoughtful leaders building confidence from the inside out. Whether you’re launching a business, leading a team, navigating change, or simply striving to show up more fully, you belong here. Living fully demands clarity, courage, and conviction, but the pace of daily life can erode our sense of self. Confidence Lab creates space to reflect, reconnect, and grow with others doing purpose-driven work. Confidence Lab is designed for entrepreneurs, nonprofit leaders, creatives, corporate professionals, activists, and anyone ready to live with authenticity and impact. ***Please note:*** *All are welcome! How to Analyze a Flip Deal Before You Buy It

How to Analyze a Flip Deal Before You Buy It

Fri, Nov 6, 12:00 AM
From Columbus Investors Club

# **How to Analyze a Flip Deal Before You Buy It** Learn how to determine the resale value, run the right comparable sales, and know whether a property is actually a deal before you buy it. ## **Event Details** **Thursday, November 5, 2026** **Doors open:** 5:30 PM **Training and networking:** 6:00 PM to 8:00 PM **Location:** Ohio Brewing Company, 421 E 2nd Ave, Columbus, OH 43201 **Food and drinks:** Included **Cost:** Free This month’s training is being led by Tiffany and Josh High, founders of Heels Homes. Together, they’ve been part of 1,500+ real estate transactions here in Columbus, Ohio, across rehabs, wholesales, rentals, and investment properties. When you’ve analyzed that many houses, you get very good at answering one question fast: What is this property actually worth? Because before you worry about financing, contractors, paint colors, or how much profit you hope to make, you have to get the value right. And that’s exactly what Tiffany and Josh are breaking down at this meetup. You find a house that looks like it could be a deal. Then comes the question that can make or break the entire thing: What will this house actually sell for once it’s fixed up? This is where a lot of investors get themselves in trouble. They use comps that are too far away. They compare houses that aren’t really comparable. They rely too heavily on Zillow. Or they start with the number they want the house to be worth and then look for sales that support it. That’s how people overpay. At the November Columbus Investors Club meetup, Tiffany and Josh are going to show you how they analyze comparable sales and come up with a realistic after-repair value before deciding what they’re willing to pay. 🎟️ **REGISTER HERE**: https://www.eventbrite.com/e/how-to-analyze-a-flip-deal-before-you-buy-it-tickets-2002439084205?aff=meetup ## **What We’ll Cover** * What “running comps” actually means and why it matters * How Tiffany and Josh determine a realistic after-repair value * How to choose the right comparable sales * How far away and how recent your comps should be * How square footage, bedrooms, bathrooms, garages, basements, condition, and location affect value * Why the house down the street isn’t always a good comp * How school districts, busy roads, neighborhoods, and property type can impact value * How to know when you have enough good comps to trust your number * The most common mistakes Tiffany and Josh see investors make when determining value * How wholesalers should think about ARV before locking up a property * How flippers use the resale value to work backward into what they can afford to pay We’ll touch on repairs and other deal expenses because they obviously matter when deciding what you can pay, but this training is really about getting great at the number everything else starts with: What is the house actually worth when it’s finished? Because if you get that wrong, the rest of the deal doesn’t matter. ## **Who Should Come?** This is for newer investors who want to understand how to value a property, wholesalers who want to stop locking up deals at numbers buyers won’t touch, flippers who want to get sharper before they buy, realtors who want to understand investment deals better, and anyone who has ever looked at a property and thought: “I have no idea what this thing is actually worth.” You do not need to understand ARV or know how to “run comps” before you come. That’s exactly what Tiffany and Josh are going to teach. Grab your free ticket and join us November 5. ## **About Columbus Investors Club** Columbus Investors Club is Columbus’s premier real estate investing meetup, bringing together investors, wholesalers, realtors, contractors, lenders, vendors, and people who are just getting started. Each month, the club hosts practical training led by people actively doing business in the Columbus market. It’s also a place to build relationships, find deals, meet potential lenders, connect with contractors and vendors, and get around other people who are actually buying and selling real estate. Whether you’ve done hundreds of deals or you’re working toward your first one, the goal is to give you a room where you can learn something useful and make connections that can actually help you grow. 🎟️ **REGISTER HERE**: https://www.eventbrite.com/e/how-to-analyze-a-flip-deal-before-you-buy-it-tickets-2002439084205?aff=meetup

We meet at lunch each week and each meeting follows a fairly organized agenda. First all participants pass their business cards around. Then each member and guest is invited to give a one-minute overview of their company and what is a perfect referral for the week. We always have a 10 minute presentation from one of the members about their business in more detail. And finally we pass referrals. You're welcome to visit. Nobody is ever put on the spot. Bring plenty of cards!
