Finance Secrets Smart Developers Use! (AUSUN Finance) + 4 Townhouses (Helen )

From Property Developer Network (Melbourne)

**\*\*\*RSVP PROCESS - CRITICAL INFO\*\*\*** Please be aware, we don't use the Meetup website to take RSVPs, so you will need to register on this link to lock in your place (bookings essential) - [https://propdev.info/uMKh](https://propdev.info/uMKh) We run events most weekends around Australia so you can attend either physically in your local area, or live-stream to any event around the country. **In-Person:** 1:30pm (Melbourne time) to 'Mingle With The Expert' **Virtual:** 2pm (Melbourne time) **INTRODUCING THE INDUSTRY EXPERT:** *Finance Secrets Smart Developers Use! AUSUN Finance (Thomas Tang)* You’ve found a great site. The numbers work. Then the finance falls apart. The loan gets declined. Conditions change midway through the deal. Settlement gets delayed. Or worse… the project never happens at all. For many small-to-medium developers, the biggest risk isn’t finding the deal… it’s getting the finance right. And most people make the same mistakes: Using inexperienced brokers, approaching the wrong lenders, presenting deals poorly, or not understanding how lenders actually assess development projects. That’s why we’re excited to have Thomas Tang from AUSUN Finance joining us as our next Industry Expert at Property Developer Network. Thomas specialises in Construction & Development Finance and has been involved in funding countless development projects across the country. As a second-generation developer with one of the highest lending volumes nationally, Thomas understands exactly how lenders think, how brokers and bankers operate behind the scenes, and what developers need to do to position themselves correctly in today’s market. In this presentation, Thomas will break down: • What lenders are REALLY looking for right now • Why deals get delayed, declined, or repriced • The biggest mistakes developers make when applying for finance • How to build long-term relationships with the right lenders and brokers • What you can do immediately to improve your chances of funding success Because in today’s market… the developers who understand finance are the ones still getting deals done. **INTRODUCING THE REAL DEAL:** *1 into 4 Townhouses (Helen Shao)* *1042m2, NRZ, Boroondara, Victoria* You’ve finally secured a development site. Council approvals are underway. The builder is ready to go. Then the market shifts. Town planning drags on for months. Uncertainty kicks in. And suddenly you’re left wondering… “Do I push ahead… or wait?” For many small-to-medium developers, knowing when to move — and when to hold back — can make or break a project. That’s why we’re excited to have Helen Shao joining us to share her latest Real Deal project at Property Developer Network. Using a delayed settlement strategy to secure the site, Helen navigated the uncertainty of the Covid-19 period while managing lengthy town planning delays and carefully timing the start of construction as the market stabilised. In this Real Deal presentation, Helen will walk you through the realities of managing a development during uncertain market conditions, including: • How delayed settlement helped secure the opportunity • The impact Covid had on planning and timing • Lessons learned through lengthy approval delays • How the project stayed on track during construction • What she would do differently next time If you’ve ever wondered how experienced developers adapt when the market throws curveballs at them… this is a presentation you won’t want to miss. **This is your chance to talk property with other enthusiasts!** See you all soon!
