How to Analyze a Flip Deal Before You Buy It

How to Analyze a Flip Deal Before You Buy It

Fri, Nov 6, 12:00 AM
From Columbus Investors Club

# **How to Analyze a Flip Deal Before You Buy It** Learn how to determine the resale value, run the right comparable sales, and know whether a property is actually a deal before you buy it. ## **Event Details** **Thursday, November 5, 2026** **Doors open:** 5:30 PM **Training and networking:** 6:00 PM to 8:00 PM **Location:** Ohio Brewing Company, 421 E 2nd Ave, Columbus, OH 43201 **Food and drinks:** Included **Cost:** Free This month’s training is being led by Tiffany and Josh High, founders of Heels Homes. Together, they’ve been part of 1,500+ real estate transactions here in Columbus, Ohio, across rehabs, wholesales, rentals, and investment properties. When you’ve analyzed that many houses, you get very good at answering one question fast: What is this property actually worth? Because before you worry about financing, contractors, paint colors, or how much profit you hope to make, you have to get the value right. And that’s exactly what Tiffany and Josh are breaking down at this meetup. You find a house that looks like it could be a deal. Then comes the question that can make or break the entire thing: What will this house actually sell for once it’s fixed up? This is where a lot of investors get themselves in trouble. They use comps that are too far away. They compare houses that aren’t really comparable. They rely too heavily on Zillow. Or they start with the number they want the house to be worth and then look for sales that support it. That’s how people overpay. At the November Columbus Investors Club meetup, Tiffany and Josh are going to show you how they analyze comparable sales and come up with a realistic after-repair value before deciding what they’re willing to pay. 🎟️ **REGISTER HERE**: https://www.eventbrite.com/e/how-to-analyze-a-flip-deal-before-you-buy-it-tickets-2002439084205?aff=meetup ## **What We’ll Cover** * What “running comps” actually means and why it matters * How Tiffany and Josh determine a realistic after-repair value * How to choose the right comparable sales * How far away and how recent your comps should be * How square footage, bedrooms, bathrooms, garages, basements, condition, and location affect value * Why the house down the street isn’t always a good comp * How school districts, busy roads, neighborhoods, and property type can impact value * How to know when you have enough good comps to trust your number * The most common mistakes Tiffany and Josh see investors make when determining value * How wholesalers should think about ARV before locking up a property * How flippers use the resale value to work backward into what they can afford to pay We’ll touch on repairs and other deal expenses because they obviously matter when deciding what you can pay, but this training is really about getting great at the number everything else starts with: What is the house actually worth when it’s finished? Because if you get that wrong, the rest of the deal doesn’t matter. ## **Who Should Come?** This is for newer investors who want to understand how to value a property, wholesalers who want to stop locking up deals at numbers buyers won’t touch, flippers who want to get sharper before they buy, realtors who want to understand investment deals better, and anyone who has ever looked at a property and thought: “I have no idea what this thing is actually worth.” You do not need to understand ARV or know how to “run comps” before you come. That’s exactly what Tiffany and Josh are going to teach. Grab your free ticket and join us November 5. ## **About Columbus Investors Club** Columbus Investors Club is Columbus’s premier real estate investing meetup, bringing together investors, wholesalers, realtors, contractors, lenders, vendors, and people who are just getting started. Each month, the club hosts practical training led by people actively doing business in the Columbus market. It’s also a place to build relationships, find deals, meet potential lenders, connect with contractors and vendors, and get around other people who are actually buying and selling real estate. Whether you’ve done hundreds of deals or you’re working toward your first one, the goal is to give you a room where you can learn something useful and make connections that can actually help you grow. 🎟️ **REGISTER HERE**: https://www.eventbrite.com/e/how-to-analyze-a-flip-deal-before-you-buy-it-tickets-2002439084205?aff=meetup

Why Your Best 2026 Deal Might be a CONDO + What Will it Reall Rent for?

Why Your Best 2026 Deal Might be a CONDO + What Will it Reall Rent for?

Tue, Nov 3, 10:00 PM
From COREE Community of Real Estate Entrepreneurs
4.7

**[IMPORTANT: RSVPing here on Meetup does NOT reserve your seat. To do that, you need to register at COREERocks.com.]** **How much is your vacant rental REALLY costing you?** Let's say you're asking $1,800 a month. But the market will only pay $1,650. You hold out for two months, hoping to get your price. That's $3,600 in lost rent. And even if you eventually get the extra $150 a month, it'll take TWO YEARS to make up those two months of vacancy. That's why pricing rentals correctly is so important in today's slower, more competitive rental market. And that's just ONE of the topics we're tackling at our November 3rd COREE Central Ohio meeting. The other? **Why your best NEXT deal might be a CONDO.** Yeah, we know. HOA fees. Restrictions. Special assessments. But could those very things be keeping your competition away from some great opportunities? Here's what's happening: 🍽️ **5:00–6:00: Free Light Dinner and Networking** Meet investors, buyers, lenders, contractors, wholesalers, and potential partners who can help you build your business. 🏠 **6:00–7:00: What Will It REALLY Rent For?** Professional property manager Greg Will shows you how to research realistic market rents, comp properties correctly, price rentals in a slower market, and recognize when your asking rent is keeping your property vacant. 🤝 **7:00–7:30: The Deal Room** Members share deals, funding needs, resources, and requests. 🏢 **7:30–8:30: Why Your Best NEXT Deal Might Be a Condo** Investor Damien Michalosky, with 20+ years of creative deal-making experience, explores where condos can make sense, what HOA restrictions and financial problems to watch for, and how to decide whether a particular condo is worth buying. Plus, we'll look at a condo he bought and one he passed on. **Members: FREE** **First-time guests: FREE** **Returning guests: $35—or join for $30 for one month.** **Tuesday\, November 3 \| 5:00–8:30 p\.m\. \| Columbus** Stop losing money waiting for rents the market won't pay. And stop overlooking properties that might be your next great deal. **Remember: Your Meetup RSVP does NOT reserve your seat. Go to COREERocks.com and register for the November 3rd meeting.**
