Real Estate Investment Skill: From 101 to 201: 1 Day Session in Sydney

Real Estate Investment Skill: From 101 to 201: 1 Day Session in Sydney

Wed, Sep 9, 2:00 PM
From Mangates Global Professional Learning Network

**Overview** Learn to analyze real estate deals, calculate ROI & cap rates, and build a smart investment portfolio in this hands-on 1-day workshop **Ready to secure your spot? 🎯 Register now and complete your payment securely via Stripe Checkout!** [Click Here](https://buy.stripe.com/8x2bJ1aam1YGeG4aeg2oE43) **The Details** **Duration:** 1 Day \| 8 Credits **Delivery:** Classroom / In-house **Language:** English **Includes:** Course Completion Certificate **Refreshments:** Lunch, snacks, and beverages will be provided during the session **Course Overview:** **Everyone's Buying Property. Almost No One Knows If It's a Good Deal.** Here's the uncomfortable truth: most people don't lose money in real estate by picking the *wrong* property. They lose money by never learning how to tell a good deal from a bad one in the first place. They see a listing, get excited, do some quick mental math, and hope for the best. Meanwhile, the investors actually building wealth? They're running numbers, reading market signals, and walking away from 8 out of 10 "opportunities" — because they know exactly what they're looking at. This one-day workshop teaches you to think — and calculate — like they do. *** **The Moment Everything Clicks** Picture this: someone hands you a property listing. Instead of guessing, you pull up the numbers — cap rate, cash flow, yield — and in minutes, you know exactly what it's worth, what it'll cost you, and whether it belongs in your portfolio. That's not a fantasy. That's Module 3, by lunchtime. *** **What's Standing Between You and Your First (or Next) Smart Investment?** * You don't know how to evaluate a property beyond "it looks nice" * Terms like cap rate, leverage, and yield feel like a foreign language * You've never run a real financing scenario — just guessed at numbers * You don't have a system, just instinct (and instinct isn't a strategy) * You want to grow a portfolio, not just own one lucky property Sound familiar? You're exactly who this was built for. *** **Inside the Workshop** **Think Like an Investor** — Property types, market dynamics, and the core concepts (appreciation, cash flow, equity) that separate strategy from guesswork **Spot Deals Worth Chasing** — What actually drives property value, and how to size up residential vs. commercial opportunities **Run the Numbers That Matter** — Calculate ROI, cash flow, cap rate, and yield with confidence — no finance degree required **Dodge the Expensive Mistakes** — Read market cycles, assess real risk, and learn what trips up first-time investors **Master the Money Side** — Mortgage basics, leverage, funding options, and a live financing simulation to make it real **Build a Portfolio, Not Just a Purchase** — Diversification, risk balance, and long-term vs. short-term strategy **Leave With a Plan, Not Just Notes** — Your own investment criteria checklist and a concrete next step *** **Not Just a Lecture** This is a hands-on workshop — role-plays, a live financing simulation, case study breakdowns, and group exercises. You'll be doing the analysis, not just watching it happen on a slide. *** **Who's in the Room** Beginners taking their first real step into property investing. Finance professionals sharpening their edge. Small business owners planning long-term wealth. Anyone tired of feeling like everyone else understands real estate better than they do. No prior experience required. Just curiosity and a willingness to do the math. *** **Bring Your Whole Team** Want your finance team, leadership group, or firm speaking the same investment language? This course is available as a **private, customized group session** — tailored to your organization's focus, industry, and experience level. Delivered in-house or virtually, with group pricing for teams of any size. 📩 [corporate@mangates.com ](corporate@mangates.com)to build a session around your team. **Your Next Deal Deserves Better Than a Guess** Register now and walk out knowing exactly how to size up a property, run the numbers, and build a plan — not just a wish list. 📩 [info@mangates.com](info@mangates.com) \| 📞 \+61 \(0\) 2 80155605

Sydney Money Club — FIRE, Saving, Investing & Everything Money

Sydney Money Club — FIRE, Saving, Investing & Everything Money

Sat, Sep 5, 2:00 AM
From Sydney Money Club
4.8

**Sydney Money Club — FIRE, Saving, Investing & Everything Money** One of our members suggested we have a session on the FIRE movement — Financial Independence, Retire Early — so let’s give it a go. We’ll spend some time talking about FIRE: what it is, whether it’s realistic, saving rates, investing and the trade-offs involved. Then we’ll open it up into a completely free-form money discussion — what are you saving for, how are you saving, what are you investing in, what do you want to understand better? **No assumed knowledge whatsoever.** Beginners are very welcome. I work as a share analyst, so I’m very happy to talk about shares and investing all day long, but this isn’t intended to be a lecture. Bring whatever money questions or subjects interest you and we’ll see where the conversation goes. We’ll keep this one small — around 5–8 people — and grab a table at the pub for a relaxed chat over drinks and nibbles.

Emma Fleming (Macpherson Kelley)* The rules around building approvals are changing, and if you're planning to use prefabricated construction or even considering it you need to understand what these changes mean before you lodge your next application. Many developers assume the approval process will work the same way it always has. But with the introduction of the Building (Approvals and Practitioners) Bill 2026, significant changes are being made to building approvals, construction certificates, occupation certificates, and the approval pathways for prefabricated buildings. If you don't understand the new requirements, you could face unnecessary delays, additional costs, and compliance issues that impact your project's timeline and profitability. At this month's Property Developer Network Meetup, Emma Fleming from Macpherson Kelley will unpack the new legislation designed to modernise building approvals and accelerate housing delivery while maintaining construction quality. She'll explain what has changed, why it matters, and what every property developer needs to know before starting their next project. In this presentation, you'll discover: • What the new Building (Approvals and Practitioners) Bill 2026 means for property developers. • The key changes to building approvals and how they affect your projects. • How the approval process for construction certificates and occupation certificates is changing. • What the new approval pathways for prefabricated buildings look like. • The opportunities and challenges these reforms create for developers. • How to prepare your projects to avoid delays and unnecessary approval issues. • The practical steps you can take to stay compliant while delivering projects more efficiently. If you're a mum-and-dad property developer who wants to stay ahead of the latest legislative changes, reduce approval risks, and take advantage of new opportunities in prefabricated construction, this is a presentation you won't want to miss. Join us and discover how understanding the new building approval laws today could save you significant time, money, and frustration on your next development. **INTRODUCING THE REAL DEAL:** *From Vacant Car Lot to 44-Room Boarding House: A Buy-and-Hold Blueprint (Nigel Archer)* *44\-Room New Generation Boarding House \| 1\,290sqm Commercial site \| Beresfield\, Newcastle NSW \| Purchased for $360\,000* Spotted it driving past — turning a derelict used car lot into a 44-room income asset Built to hold, not flip — a long-term buy-and-hold strategy designed for sustainable cash flow Weathered the storm — navigating rain delays, soil issues and variations to deliver a fully-leased, income-generating property Ever driven past a run-down site and thought "there's something in this"? That's exactly how Nigel Archer's journey with this deal began — a vacant used car lot in Beresfield, Newcastle that most people would have driven straight past. Nigel turned that instinct into a 44-room New Generation Boarding House, purchased for just $360,000 on a 1,290sqm commercial block. But this wasn't a quick flip — from day one, the strategy was to build a long-term, income-producing asset: complete the construction, secure full occupancy, and use the rental cash flow to progressively pay down debt. Of course, it wasn't all smooth sailing. Rain delays, soil issues and variations tested the project along the way — but Nigel pushed through to Occupation Certificate, full leasing, and a genuinely income-generating asset. Come hear how Nigel identified the opportunity, executed the build, and transitioned it into an operating asset — plus what he's doing next with a DA-approved 32-room project and a 50+ room co-living site in the pipeline. What the Session Will Cover: -How Nigel identified an on-market opportunity simply by driving past Assessing a commercial-zoned site for a boarding house conversion/development -Navigating construction hurdles: weather delays, soil issues and variations The path from Occupation Certificate to full leasing and stabilised income -Why Nigel chose a buy-and-hold strategy over a resale, and how that shaped his decisions What's next: scaling from a 44-room project to a 50+ room co-living development ***Join us for this event and progress your property journey forward in our very unique Mastermind process!*** See you all soon!
